Position description

The ESB Networks National property portfolio includes office accommodation & engineering depots: 325,000 sq. ft, Stores buildings: 500,000 sq. ft, External compounds/surfaced areas: 7.5m sq. ft. these locations also include telecoms buildings, call centres, training centres, operations centres, fleet garages, and miscellaneous storage buildings.

An ongoing capital investment programme is designed to continually reduce the carbon footprint within our workplaces, with a commitment to bring all depots up to a minimum of a B2 energy rating by 2030.

The successful candidate will lead the delivery of ESB Networks’ sustainability refurbishment and compliance programme, ensuring that ageing premises are refurbished in line with current building regulations, sustainability, and safety standards, while supporting day-to-day operational efficiency of our workplaces. This is a key technical role within the Property team that will be central to delivering these objectives and ensuring ESB Networks’ property portfolio supports safe, efficient, and sustainable operations.

 

Key Responsibilities

  • Build and maintain a rolling multi-year works programme (2025–2030 PR6), with scope, budget, milestones, and risk registers. 
  • Ensure adherence to Building Regulations, Fire Safety, Electrical Safety, Accessibility (Part M), and BER requirements. 
  • Specify energy-efficient solutions (LED, HVAC upgrades, insulation, glazing, smart controls) and validate outcomes via BER assessments. 
  • Engage effectively with technical teams. Communicate and maintain positive relationships with internal stakeholders including service providers and local staff and management.
  • Input to scope development, review of design proposals, drawings, and challenge specifications as required.  
  • Attend regular meetings (online and onsite) with the project management and service delivery teams to agree site setup, phasing, access/egress, live-site constraints, and safety plans to minimize operational disruption. 
  • Ensure regular site inspections undertaken and ensure that appropriate snagging, commissioning, and handover protocols are completed in full. Maintain as-built documentation including safety files. 
  • Ensure that projects are tightly managed within the approved regulatory and budgetary capex and any potential overruns are flagged early. 
  • Provide regular updates on progress, variations and BER outcomes and ensure to escalate blockers early. 
  • Capture lessons learned and ensure consistency and value-for-money within the Capital Refurbishment programme 
  • Support ongoing small project works and energy projects as required. 
  • Provide regular reporting and updates to ensure that projects align with business plans and objectives. Keep track of KPIs and communicate success Shape 

 

Experience and Qualifications

Essential

  • Minimum 10 years relevant experience of managing construction projects is essential  
  • Project Management Skills. 
  • Experience in managing sustainability projects and mechanical / electrical upgrade works is essential.    
  • Either a relevant 3rd Level qualification or equivalent work experience is essential.  
  • Excellent interpersonal skills and a collaborative way of working 
  • Experience and knowledge of safety systems, eg, OHSAS 18001 
  • Knowledge of Energy Management Systems 
  • Experience in managing both internal and external stakeholders at senior level.  Good interpersonal skills, commercial awareness and the ability to organise and motivate teams 
  • Full clean drivers licence

Location

Base location is flexible within the Republic of Ireland and will be agreed with the successful candidate - Travel will be a feature of this role.

Smart Working at ESB is designed to make ‘in-person’ time together as purposeful as possible while also enabling the effective use of digital tools and hybrid arrangements to preserve our commitment to flexibility. The successful candidate may work flexibly within the jurisdiction where they have been employed, with attendance at the workplace for in-person collaboration at least two days per week. All Smart Working arrangements are subject to regular review based on the operational requirements of the role, the team, and the business.

Salary

€71,000 - €84,000 per annum
